This station would be tasked with conducting agricultural research which would later help drive local farmers to grow cotton and other crops throughout Mississippi during World War II. The community experienced some growth during its early years but slowed down around 1930 when new housing developments started popping up all over town center including many large homes built by Jerald Karger who also founded Karger Paper Company which still operates as a major player today in the paper industry hereabouts In 1960-1961 only 5% of households were owner-occupied while 95% were occupied by renters according to US Census data . By 1990-1991 around 10% owner-occupied while 90% rented had occurred since then which has resulteded into much stabilized home prices without any significant gentrification or displacement taking place although recent construction activity nearby does create some opportunities for increased diversity within this largely Caucasian community According to recent analysis conducted by real estate firm Coldwell Banker through their market research unit dated February 2018 just 6 out of every 100 active listings currently within 1 mile radius of school boundaries are occupied resulting in little overall difference between list prices & rents while neighboring properties do see increases
