However, during some points throughout history there has been tension between downtown business owners and residents over issues such as zoning changes or gentrification which has led to accusations of collusion between those who control downtown businesses and residents who have lost access to affordable housing or basic services like healthcare or education opportunities since these areas have become flashpoints for conflict. Eastpointe is a city in the U.S. state of Michigan and the county seat of Oakland County. As of the 2010 census, Eastpointe had a population of 158,871. The city was founded in 1836 by Peter Ohlendorf and others as a small community called Ohlendorf's Mills on land leased from the federally organized Huron Indian Nation. It grew rapidly during the late 19th century due to its location at the intersection of two major railroads, and its access to shipping on Lake Erie. In 1907, Eastpointe became one of four cities within Michigan designated as becoming "arteries" - which gave it some degree of independence from Detroit. During World War II, East Pointe became an important manufacturing center for aircraft production at nearby Willow Run Arsenal. The city also played an important role in post-World War II suburban development; today much of eastern Oakland County is based on properties that were developed in or around East Pointe over many decades. In recent years, however,East Pointe has seen rapid growth in what is known as " downtown" - which includes most of the old industrial area along First Street northward from downtown to Midtown Center and eastward from there to Woodward Avenue and Corktown neighbourhood near Wayne State University - with mixed results for its economy overall: while residential property values have increased significantly since 2000 (due largely to easy access to Interstate 94), employment levels have not kept pace with population growth; jobs that used to be located downtown now cluster elsewhere in what was once downtown (such as Midtown Center).
