The growth stopped around 1900 due to high taxes and competition from larger towns within miles of GrainValley on the east side of I-64. However, some residents decided to stay even after prices for farmland decreased and new development emerged along I-64 on the west side of town limits which included most recently Red Rock Estates subdivision (founded 1989). This migration led to what is now known as "Old GrainValley." The oldest building still standing within Old GrainValley is the old mill built about 1840 by David Beavers (Beaverstown), one of several early farmers who settled hereabouts during this time period following successful grain business ventures elsewhere in central Missouri (see History section below).

She served as mayor of Grain Valley from 1865 to 1868, and she also worked as Clerk of Court for many years until her death in 1927. Her husband John Wickersham also played an important role in development of the community; he served as mayor from 1890 to 1899 and again from 1913 to 1916. He helped create many of the town's features such as its square grid street pattern and its library/community center which remain popular today. In 1861, Captain Wickersham donated land to increase agricultural production in what would become Grain Valley; this land now includes much of downtown Grain Valley along with several other properties across three streets east of Main Street near Railroad Avenue (now Interstate 65). This donation enabled farmers throughout St Louis County to access large tracts of farmland that they could grow crops on without having to leave their homes or villages – something that made Wheatland County especially valuable during those times because it lacked this infrastructure at the time. AfterCaptainWickersham's donation, more settlers began arriving into what would become Grain Valley over time; these settlers included William Hinkleman (1846-1920), who built several homes on property donated by CaptainsWickerham and Hinkleman together in 1872; David Cope (1848-1924), who donated land southwest of downtown where he built his home known as "Cope House"; Joseph Fenton (1850-1930), who purchased property east of Center Street between Second Avenue and Third Avenue from James Guthrie around 1880; John Pritchard (1853-1925), who settled near present day Illinois Square off Hawkins Boulevard between First Avenue South and Second Avenue North about 1890; Charles Goodspeed (1855-1928), who bought land west of Main Street between Fourth Avenue South and Fifth Avenue North about 1895; Nathan Haskell Morrill(1857-1945), who settled near present day Illinois Square off Hawkins Boulevard between First avenue south & second avenue north about 1895]; Harry Farnsworth(? - 1893?), whose farmsteads are located just northwest cornerof Northwest 4th & Northwest 3rd Streets within modern day grain elevator lot #2 within historical district #2 located adjacent road frontage marked "Farnsworth" on map dated 1886 which shows plat boundaries for both districts
