As early as 1957, plans were being made for a shopping mall in downtown Nadern but never materialized due to budgetary limitations within Austin's city government; however plans for similar malls have been resurrected several times over since then. In August 2009 it was announced that developer Pearle Group would be constructing an $ 80 million mixed use/ retail/residential complex on 10 acres adjacent to Interstate 35E north of IHOP at US 60 & Loop 1604.

On October 17th 2014 Pearle Group filed suit against Trinity Development Co LLC claiming they did not receive all zoning changes necessary before starting construction on their project which would have included demolition of numerous homes near MLK Blvd & Gertrude Rd.
